Parking in Kooindah Waters Estate

The Committee has recently received several complaints regarding parking practices within the estate. To maintain a pleasant and safe environment for all residents, we kindly request your co-operation in following the parking guidelines outlined below.

1.     Please do not park on the verge. It is illegal in NSW to park on the verge in front of your home or across from it. Community Property includes the verge in front of your homes and in parks, these are not to be used for parking. 
 
2.     It is not permissible in any way to park trucks, mini-buses, motor homes, camper vans, trailers or caravans etc, on any part of the community estate or any place on your property where it is visible from community property, the road or the golf course. Please refer to By-law 22 Parking

 3.     The parks at Kooindah Waters are not overflow car parks. Please do not park in the parks at any time this includes the gravel areas around the parks. Similarly with vacant lots, these are not car parks.

4.     It is apparent that some homes have more than two cars, which in today’s world is understandable with working age children living at home. However, some homes have 5 and 6 cars attached. These then park in front of neighbours, across the road opposite neighbour’s driveways, or in such a way to make traffic difficult on our narrow streets. Please be considerate of your neighbours. Put your cars in the garage, park others on your driveway and if full be extremely considerate where you park even if it means a short walk. 

5.     Do not park across the cart/foot path. This is dangerous for carts and pedestrians who must go on to the road to get around cars. It is also a hazard for people trying to backout of driveways to see around cars parked on the path.

The AC does not want to take action through NCAT against our neighbours, however, as a response to residents’ complaints we have no option if people continue to make parking difficult and unsightly around our homes.

The Association Committee is continually reviewing our energy usage and as stated previously our energy costs have increased from $3,500 to $5,500 per month. An obvious place to start is rooftop Solar. Four quotes have been received with prices ranging from $22,750 to $35,000. All quotes consist of a 30kw system and approximately 78 panels. It was recommended not to install a larger system until we decide to install batteries. At this Proposed Rooftop Solar Installation stage batteries are not feasible due to Cost Any reasonable battery installation would not give us enough power to run our community facilities for 12 hours at night. The maintenance committee, after much discussion, decided to go with Allgreen Solutions with a Enphase Energy System. At a cost of $34,790. This system is not the cheapest however it stands above the rest. This system has inverters under each panel and eliminates the need to have a large inverter wired near the meter. Each panel can be monitored, no high voltage so no overheating, highest energy production, 25year warranty on panels and inverters, highest efficiency in all weather conditions.  The AC has approved this recommendation from the Maintenance committee and it will be put to the community in the New Year for approval via a General Meeting.
